The joinery drawings were detailed enough that our contractor didn't need to call back with questions every other day, which was a genuine change from previous experience. The 3D views were working drawings, not just pretty pictures — they helped us catch a ceiling height issue before work began. On the downside, the process does take longer than you'd expect for a 'documentation only' scope, but the output quality makes that understandable."

How some projects came together
Terraced house refit — Petaling Jaya
The challenge
A 20-year-old intermediate terraced house with a chopped-up ground floor — seven internal walls breaking the space into disconnected rooms. The owners wanted a contemporary open-plan feel but were concerned about structural implications and the build cost of removing walls.
What Lirien did
We produced a full documentation set that removed four non-structural walls, repositioned the dining area to create a ventilation path from the front to the rear garden, and specified a material palette of three finishes across the entire ground floor to create visual coherence. Site coordination followed through a ten-week build.
Outcome
Ground floor from 7 rooms to 3 connected zones. Cross-ventilation reduced air conditioning reliance during cooler periods. Build completed within specification — one minor variation, documented and agreed before execution.

Apartment refit — Mont Kiara
The challenge
A 3-bedroom apartment in a high-rise development where the existing layout placed the kitchen in a position that blocked light from the west. The client had engaged a contractor directly on a previous refit and found the finished space bore little resemblance to the drawings they'd approved.
What Lirien did
Concept brief and full documentation covering kitchen repositioning, revised lighting plan for the living area, and a joinery specification for the main bedroom storage wall. All three services were engaged in sequence. Site coordination tracked eighteen separate contractor tasks over eight weeks.
Outcome
The west light issue was resolved through a revised kitchen position within the existing M&E constraints. All contractor tasks completed to specification. Client moved in five days ahead of projected completion.

New-build coordination — Damansara Heights
The challenge
A developer-grade newly completed house where the interior design documentation had been produced by a firm the owners were no longer working with. The drawings were adequate but lacked the finish and joinery detail the owners needed to brief their contractor independently.
What Lirien did
Lirien was engaged for site coordination only, working from the existing documentation set. Missing specification detail was identified during the first site walk and a supplementary specification was produced within the first week. Site coordination ran for fourteen weeks across two floors.
Outcome
Supplementary specification closed twelve specification gaps. No significant departures from the design intent during the build. Final defects round identified nine items, all resolved within the two-week remediation period.
