On-Site Coordination for Contemporary Builds
Coordination during the construction or refit phase, with weekly site walks, written progress logs, and a final defects round. Communication with contractors is kept in writing. For clients undertaking a substantial refit who want the modern intent to survive the build process unchanged.

Layouts are drawn with Malaysia's humidity and heat in mind. We consider cross-ventilation paths, ceiling heights, and shading before we touch finishes.
Open Ground Floor Logic
Contemporary Malaysian living tends toward connected, flowing ground floors. We plan for that — removing walls where it makes sense, keeping structure where it matters.
Written Documentation
Every decision is set down in writing. Contractors receive precise specifications, reducing on-site interpretation and protecting the design intent through the build.
Restrained Material Selection
We work with a short list of materials chosen for longevity, ease of cleaning, and visual coherence — not surface novelty. The result ages well in the tropics.
Direct Communication
You deal with the designer throughout, not a rotating team. Decisions are made together, documented clearly, and revisited only when you want them to be.

Our documentation service provides options across two budget bands, so you can decide where to invest without reworking the entire design from scratch.

What clients usually want to know
What does the concept brief actually include?
The concept brief covers a written direction document, a draft spatial layout, and a curated visual reference set. We include two face-to-face consultations — one to discuss your home and how you use it, and a second to present and refine the direction together.
How long does the documentation service take?
A typical full documentation project runs four to seven weeks, depending on the scope of the space and the speed of revision approvals. We set a realistic timeline at the start and communicate clearly if anything shifts.
Do you work with contractors, or do I need to find my own?
Lirien coordinates with whichever contractors you engage. We provide the specifications and handle written communication with the site team. We do not supply contractors directly, but we can advise on what to look for when selecting one.
Is the on-site coordination service available for apartments?
Yes. We work across landed houses, apartments, and serviced residence units throughout the Klang Valley. The coordination process adjusts to the scope of work — a smaller unit requires fewer site walks but the same written rigour.
Can I commission just the concept brief before deciding on full documentation?
Yes, that is a common way to begin. The concept brief stands on its own and gives you a clear direction document you can take to contractors. If you choose to proceed to full documentation, the brief work is folded into the larger scope.
How are payments structured?
We invoice in stages tied to project milestones — typically half on commencement and half on delivery of the final document set or at the close of site coordination. Invoices are issued in Ringgit Malaysia and settled by bank transfer.
